A former commercial laundry facility located in a former woolens mill in Lebanon could turn into apartments to ease the state’s housing crunch.
The developer, a Delaware LLC named LWM Residential, is proposing 196 units spread over three phases that would see an existing mill just across the Mascoma River from Lebanon’s downtown and the site of another planned, large multifamily development. The development firm bought the land in 2021.
The first phase, which includes the renovation and adaptive reuse of the existing mill buildings and the construction of a new, 6-story building, would bring 53 studios, 67 one-bedrooms, and 18 two-bedrooms to the site. Second and third phases would add four studios, 23 one-bedrooms and 19 two-bedrooms to the site and bringing the final project size to 205,245 square feet on the 4.2-acre lot.
Amenities listed in the application filed with town officials include 214 vehicle parking spots in a mix of garage and surface parking, 36 visitor bicycle parking spaces and 77 long-term bicycle parking spots for residents at full build-out. Three dedicated amenity spaces, across three buildings are called out in plans filed with the city, but their functions are not identified. No retail space is noted on the plans.
In addition to the approved, 152-unit multifamily project near LWM’s proposal, Lebanon officials are also seeking ideas from developers to reimagine 2.9 acres of city-owned parking lots along the Mascoma in downtown, and has gone through a planning and zoning update process to try and draw more development to the neighborhood.
