With construction not even complete on their first Manchester apartment building, Boston-area developer Avatar Design & Construction has announced its second multifamily venture in the city.

Located on the opposite side of the SNHU Arena from its 77-unit Grand Central Suites at 31 Central St. the new building, dubbed “Grand Maison” will rise at 533 Elm St. The property has long been home to Meineke car repair shop and a single-story commercial unit that’s been empty for 20 years since the property owner relocated his beauty school to the Bedford Mall.

The 6-story, 223-unit apartment building will open in 2026, Avatar’s press release stated. A separate press release issued the week before announced the Grand Central Suites will open later this year.

Avatar’s announcement noted the latest building will have a fitness center, a pool, a rooftop deck and “ample” parking. Two ground-floor retail spaces will be included in the design, the press release said.

The press release stated Avatar is seeking investors willing to put in at least $50,000.

“Our purchasing experts are able to secure high-quality products and building materials at a fraction of the cost through extensive research and offshore purchasing power,” Nazar Vincent of Avatar Design & Construction said in a statement. “This allows us to design projects with a much higher profit margin compared to other developers while still using superior designs, high-end materials, and the latest construction methods. In turn, we are able to share these profits with an elite group of investors who play a key role in the development of an exciting portfolio of projects across New England.”
