Distribution Center Proposed for Golf Course Land


A company is proposing to build 2.6 million square feet of space to house a distribution center complex in New Hampshire.

Hillwood Enterprises has proposed the Hudson Logistics Center in Hudson at the longtime Green Meadow Golf Club. Hillwood anticipates that once operational, the center would be the town’s largest employer.

Hillwood is scheduled to present its Hudson Logistics Center application and proposal to the Hudson Planning Board on May 27. It hopes to start construction this fall and open in the fall of 2021.

A project website set up by Hillwood Enterprises says the development’s three lots would offer a 1 million-square-foot distribution center with 98 loading docks, a 1 million-square-foot distribution center with 135 loading docks and a 520,000-square-foot distribution center with 130 loading docks. The three lots would have 842 trailer parking stalls and 1,845 car parking stalls between them.

The property has easy access to Route 3.

The proposal is just the latest large distribution center pitched in Southwest New Hampshire in recent months. Amazon is seeking to build an 800,000-square-foot facility in Kingston. Commercial real estate analysts and experts say industrial real estate will be a leading investment category as the nation emerges from the shadow of the COVID-19 pandemic as the demand for distribution space increases to accommodate greater demand for e-commerce.
