Senior Living Planned for Londonderry Megadevelopment

A Massachusetts operator of senior living facilities has inked a deal with the developers of a large, mixed-use project in Londonderry to build a retirement community there.

Edgewood Senior Solutions Group of North Andover, Massachusetts, said it has closed on the purchase of land in Londonderry’s Woodmont Commons from master developer Pillsbury Realty Development. The Baldwin, as the project will be called is expected to break ground next year.

The project, designed by Boston-based DiMella Shaffer architects, will contain 190 independent living units for residents age 62 and up across four 3- to 4-story buildings. Residents will be served with a range of amenities like a fitness center, indoor pool and hot tub, multiple dining venues, an art studio and gallery, a woodworking shop, a library and classrooms and underground parking. An on-site spa and salon, convenience store and the development’s dining venues will be open to the public.

“Finalizing our purchase of the land is an important next-step in bringing The Baldwin to life,” Edgewood CEO Marlene Rotering said in a statement. “I wanted to take everything Edgewood has taught us about creating an exceptional senior living experience and build on that in a new way and in a new environment. Our location in Woodmont Commons – and the mixed-use aspect being built into The Baldwin – adds a valuable intergenerational dimension you don’t find in most senior living communities.”

In addition to independent living apartment homes and amenities, The Baldwin will offer a full continuum of flexible, on-site healthcare services. Residents will have access to a medical clinic for acute needs, as well as priority access to personal care and home health care services, small-home model assisted living and memory support residences, short-term rehabilitation and more.

Londonderry’s Woodmont Commons, located on more than 600 acres of what was once an apple orchard, is being touted as a “new downtown” for the Manchester suburb and could include 1,400 residential units and 3 million square feet of commercial space built over the next 20 years. Two buildings have already opened on the site: an outpost of the popular 603 Brewery serving as an anchor tenant in one and the other featuring 87 new apartments.
