Home Prices Inched Up in November as Sales Numbers Fell Further

There haven’t been this few single-family homes sold in New Hampshire in the month of November since the state was in the grips of the Great Recession, according to the latest housing figures.

The Warren Group, publisher of The Registry Review, reported that 825 single-families traded hands last month, the lowest since November 2011 and November 2010, when 775 and 786 houses sold, respectively.

This November’s sales tally represents a 13.7 percent drop on a year-over-year basis. And the state’s tally of single-family sales through Nov. 30 is 21.38 percent down over the same time last year.

The statewide median sale price ticked up a healthy 2.41 percent on a year-over-year basis last month as well, The Warren Group reported, to $425,000 as demand continues to outstrip supply.

The statewide median year-to-date sale price through Nov. 30 is $440,000, a little over 5 percent above where it was on Nov. 30, 2022.

The New Hampshire Association of Realtors reported that two measures of the the inventory picture improved slightly last month.

A total of 891 single-families hit the market in November, a 4.2 percent gain year-over-year, and the market had 1.8 months’ supply – up from 1.6 last November – even as the total number of homes for sale last month sank 3 percent to 1,775.
