The year-long buildup of homes for sale across New Hampshire appeared to pay off for buyers last month.
The number of single-family homes sold in September rose 12.19 percent year-over-year after two straight Septembers of double-digit percentage declines according to The Warren Group, publisher of The Registry Review.
Statewide, 1,003 single-family homes traded hands last month.
The statewide median single-family sale price last month came in at $520,000, up 4.73 percent. That’s compared to a 10.33 percent year-on-year jump between September 2024 and September 2023.
That slowing pace of price increases took place as the state ended September with 22.1 percent more single-family homes for sale than at the same time last year: 2,661, according to the New Hampshire Association of Realtors.
New listings also continued to come in, with September’s tally of 1,621 being 9.2 percent higher year-over-year.
The median number of days a single-family home spent on the market rose to 27, up from 22 in September 2024. The statewide number of months’ supply of inventory came in at 2.5, up from 2.2 a year earlier.
For the third quarter, the state’s tally of single-family sales was up 6.44 percent, with a median sale price of $525,000 – itself up 4.42 percent, The Warren Group reported.
There have been 7,115 single-family homes sold in New Hampshire all year at a median sale price of $510,000, 5.67 percent and 4.29 percent increases, respectively.
