New Hampshire Home Sellers Turned Out This Fall

Despite moderate increases in home prices all year, the fall housing market appeared to be good for New Hampshire homebuyers.

The number of single-family homes sold jumped 12.3 percent in October on a year-on-year basis according to data from The Warren Group, publisher of The Registry Review.

The month closed out with 1,004 single-family sales, pushing the year-to-date total up to 7,116, a 5.69 percent increase over the same period in 2024.

It’s the third month this year that’s seen double-digit year-on-year growth in single-family sales numbers, after June’s 19.67 percent jump and July’s 15.42 percent jump.

The median single-family sale price in October was $500,000, up 3.09 percent from the same month last year. The year-to-date median single-family sale price ended the month at $510,000, up 4.72 percent on the same basis.

Data compiled by researchers at the brokerage Redfin found the median price per square foot for single-family homes rose to $283, up from $277 one year ago.

The brokerage’s data also shows that only 37.3 percent of New Hampshire single-family home sales closed above asking price last month. That’s a notable drop from the 46.1 percent that did so in October 2024 and the 51.7 percent that did so in October 2023, but elevated above the 34 percent that sold above list price in October 2019.

Meanwhile, leading indicators suggest the few buyers who remain in the market once the leaves start changing colors will continue to have increased choice.

There were 2,546 single-family homes for sale statewide in October, the New Hampshire Association of Realtors reported, a 20.2 percent increase year-over-year.

New listings grew 14.9 percent to close the month out at 1,544.

The state had 2.4 months of single-family supply in October, up from 2.1 in October 2024.

And pending sales rose 20.5 percent to end the month at 1,374.
