A California investor has picked up the building housing Nashua’s Whole Foods Market location.
An LLC that shares an address with a suburban Boston car dealership sold 272 Daniel Webster Highway for $22.5 million in early June, according to a deed filed with the Hillsborough County Registry.
The buyer was Nashua Webster LLC, a Delaware corporation itself controlled by a limited partnership with an Orange County, California address.
No mortgage was recorded for the property along with the sale.
The seller bought the land for $6.5 million in September 2020 and developed it into a single-tenant retail property after that, city property records show. The property sits in the middle of a major retail strip, just north of Nashua’s Pheasant Lane Mall on a major arterial road connecting central Nashua to the Greater Boston exurbs. Among its many neighbors: a Market Basket store across the street and a Trader Joe’s store next door.
Boston-based retail brokerage Atlantic Capital Partners said it represented the seller in the transaction.
“Investors continue to gravitate toward assets that provide certainty of cash flow, and this property offered exactly that,” Atlantic Capital senior associate Danielle Turpin, who helped handle the deal, said in a statement. “The combination of a long-term Whole Foods lease, Amazon guaranty, and scheduled rental growth created a rare opportunity to acquire a truly institutional-quality asset with durable income for years to come.”
