Developers Michael Kane and John Kane are proposing to transform a vacant parcel at the northern edge of Portsmouth’s North End into a new, 4-story office building with ground-floor commercial space.

According to filings with the city, the 0.98-acre site at 111 Maplewood Ave. would hold roughly 75,000 square feet of space. At 55 feet tall, it would be roughly the same height as the mixed-use and hotel buildings also built in the North End in recent years. The building would greet drivers crossing the city’s North Mill Pond headed into downtown.

The project needs approvals from the Planning Board and Historic District Commission and could need a conditional use permit from the city as well to reach its desired density, the Portsmouth Press Herald reports.
