PROCON and AAM 15 Partner on 82,000-SF Manchester Hotel

Work is underway on an 82,200-square-foot Residence Inn by Marriott at 40 Lake Ave. in the heart of downtown Manchester.

The owner, Burlington, Massachusetts’ AAM 15 Management, selected Hooksett-based PROCON as the architect and construction manager for the project. The new hotel will be across the street from the SNHU Arena, considered one of Northern New England’s premier sports and entertainment facilities.

The 4-story, extended-stay hotel was designed for travelers seeking both short and long-term accommodations. The design features 105 king and 18 double queen studio suites for a total of 123 guest rooms. Each room will include thoughtful design elements and boast the comforts of home, such as fully-equipped kitchens with standard-sized appliances and a living area. The hotel also includes a lounge and bar serving local craft beers, cocktails and a “modern menu” serving local ingredients. The hotel also includes a salt water pool, a 24/7 market and business center, meeting rooms, a laundry zone, and an outdoor patio complete with a fire pit and grill.

The Manchester development will be the company’s first hotel in New Hampshire.

“We are very excited to be a part of the growth of Manchester’s central business district,” AAM CEO David Masse said in a statement. “We believe that its accessible downtown location will attract business and leisure travelers to stay in the area and patronize the local retail, dining, and entertainment venues.”

The adjacent 11,000 seat SNHU Arena is home to the Manchester Monarchs, and entertainers such as Aerosmith, Elton John, Maroon 5, and Cirque du Soleil have all performed there. When finished, the new hotel will add approximately 50 jobs to the city, and according to Masse.
