Rye Beach Is New England’s Second-Most Expensive ZIP Code

What was more expensive in 2019: homes in Greenwich, Connecticut – long a playground for millionaires and billionaires – or homes in New Hampshire’s Seacoast region?

According to a new analysis by Property Shark, the answer is New Hampshire. Massachusetts contains six of the 10 priciest ZIP codes in New England, including the top spot, and while three Greenwich neighborhoods took the third, fourth and sixth spots with median sale prices of $1.63 million, $1.62 million and $1.45 million, respectively. However, Rye Beach took the second spot with a median sale price of $1.93 million.

The report looked at all residential sales between Jan. 1 and Nov. 22, 2019.

Rye Beach was, in fact, tied for the honor of 46th-most expensive community with Laguna Beach, California, the first time a New Hampshire ZIP code ranked in the nation’s top 100.

Once one moves away from the coast, however, prices drop off steeply. Rye itself claimed the third-most expensive spot in New Hampshire after New Castle, but only saw a median sale price of $650,000.
