Tuck Realty Corp. has proposed a 128-unit townhouse condominium development in Stratham on the town border with Exeter.

The project, to be called Stoney Brook Place would rise on 63 acres at 15 Stoneybrook Lane, near Exit 11 on Route 101.

Tuck held preliminary consultations with the Stratham Planning Board last month. According to meeting minutes, project representative Mike Garrepy of Garrepy Planning Consultants told town officials the property does have suitable soils for a septic system but the developer hopes to get a connection to Exeter’s water and sewer systems.

Exeter selectmen would have to approve such a move, making the project face two different local governments. Garrepy said the project team has been working with a group of Exeter officials who have, so far, given the project positive feedback.

The project will also require conditional use permits to allow parts of an access road to cross wetlands and wetland buffers.
