Kane Pitches 248 Apartments in Hampton

Portsmouth developer The Kane Co. has a new proposal to redevelop an office building on Liberty Lane, sandwiched between Route 101 and Interstate 95 south of the Hampton Toll Plaza, into apartments. 

An affiliate of the firm has owned the 26.17-acre property since buying it along with around 76 other nearby acres in 2019. 

The only structure on the property is a Colonial Revival-style 69,004-square-foot office building built in 1975. 

According to plans filed with town officials, Kane wants to build 248 apartments and carve walking trails into the woods and wetlands surrounding the site. 

It’s not Kane’s first attempt at building on the site. The company first proposed a much more elaborate project, with 400 apartments, 34 townhouses and a 205,000-square-foot retail and restaurant complex. 

Amid pushback to that proposal, Kane secured a zoning change from Hampton Town Meeting in 2023 to allow residential development in that area and returned to town officials with a 210-unit proposal with a restaurant and dog park added.
