Brady Sullivan Opens Tower Apartment Conversion

Manchester developer Brady Sullivan Properties has cut the ribbon on a project that gave 50-year-old icon of the city’s skyline a new lease on life.

Originally known as Hampshire Plaza, the 20-story Brady Sullivan Plaza was finished in 1974 as an office tower with attached ground-floor mall and a parking garage. It was the first modern, class A tower built in the city and stood as the tallest building in New Hampshire until 1992.

But the post-pandemic office market realignment sent occupancy rates tumbling across the state and Brady Sullivan pitched city officials on an office-to-apartments conversion of the building’s middle floors in 2022.

Around 160 apartments have been completed so far, according to Manchester Ink Link, with 200 expected overall. Leases have been signed for 60 units already.

The tower’s marketing website and rental listings note a big variety of amenities, including a fitness center, game room with indoor putting green, a dog wash, a theater and a library.

One-bedroom units start at $2,280, two-bed one-bath units at $2,090 and three-bed one-bath units at $3,230.

Brady Sullivan has carried out or proposed multifamily conversions at several of its other office properties in downtown Manchester, as well.
