1.3K-Unit Plan Gets Frosty Reception in Londonderry

Some members of the Londonderry Planning Board did not have supportive things to say on Jan. 8 to representatives of a developer who hopes to build a master-planned community on its northern border.

“Auburn’s getting all the clean money and Londonderry is being left with all the mess,” was how one member described the plan by Governors Hill Corporation, owned by the same family that owns Bedford homebuilder LaMontagne Builders and LaMontagne Realty.

Others raised strong concerns about first responders’ ability to access the site, a gravel pit on the Auburn line, just off of Londonderry Turnpike, that is coming to the end of its useful life.

Still others noted the limited road infrastructure around the site, and the heavy traffic already present there.

Representatives from the developer’s legal team and design team were before the Londonderry Planning Board Jan. 8 to present a conceptual plan for feedback.

Governor’s Hill hopes to use the town’s planned unit development ordinance, intended for mixed-use projects like Pillsbury Realty’s Woodmont Commons project, to build 1,360 residential units and about 28,000 square feet of commercial space on the 241-acre site.

The company owns another 120 acres on the Auburn side of the town line that it plans to develop into industrial space.

Conceptual plans show 88 single-family homes on large lots, 191 smaller homes in a “courtyard cluster,” 120 townhomes and 167 apartments in 3-story apartment building.

The site would be anchored by 655 units in 4-story buildings, split between one large, amenitized complex in one corner of the site and smaller buildings in a town center-style location near the private development’s main entrance.

Amenities noted in the presentation included: a clubhouse and pool, a “wetland park” built from an existing drainage pit, a dog park, nature paths, a playground, and tennis, basketball and pickleball courts.
