Hampton officials have approved plans to replace a former surf shop and restaurant that burned in 2022 with retail, a restaurant and new homes.

The Cinnamon Rainbows Surf Shop used to sit at the northern-most of the three main connections to Hampton Beach from the main part of Hampton, at 931 Ocean Blvd.

The shop relocated to North Hampton after the 2022 fire, but plans to return once the site is redeveloped, the Portsmouth Herald reports.

The Hampton Planning Board OK’d a roughly 8,000-square-foot building July 1, proposed by Barn Realty, that would have a retail space on the ground floor, a restaurant on the second floor, and four large residential condominiums on the third and fourth floors.

The restaurant and condos will enjoy curving balconies that offer big views of the beach, Atlantic Ocean and down Ocean Boulevard, according to designs presented to the Planning Board.

Notably, the restaurant’s and retail space’s parking needs will largely be met by nearby municipal and state parking lots.
