Laconia’s historic Busiel Mill, now home to lawyers, architects and social service organizations, is up for sale.

The building’s owners, the law firm of Martin, Lord & Osman, originally bought the structure nearly 40 years ago, and are now looking to sell. Many in the building’s original ownership group have or are planning to retire, the Laconia Daily Sun reports.

According to the listing, the 15,084-square-foot building, all current tenants hope to stay in place with the new owner, although the total available square footage is not stated. The 1853 building at 1 Mill Plaza has been managed by the same person since 1990, the listing states, and “he is happy to share all there is to know” about the structure.

Listing agents Christopher Kelly, owner/broker at Laconia’s RE/MAX Bayside Realty, and Reuben Bassett, a Realtor at the same firm, describe the building as a good investment thanks to the city of Laconia’s efforts to rebuild its downtown and the growth in interest from Boston and New York residents looking to relocate to the Lakes Region following the pandemic, which will necessitate some firms leasing offices or desks in area office buildings.

The property is being offered for just under $1.29 million.
