A 7,965-acre land tract has been brought to market for sale in Coos County. Asking price: $13 million.
Currently owned by Perry Stream Land & Timber Company, Inc., the listing in Pittsburgh “productive forests, miles of woodland stream frontage, diverse terrain, endless trails for recreation and a natural spring fed groundwater well permitted as a source for commercial bottling,” according to a press release from commercial real estate brokerage Cushman & Wakefield, which is representing ownership in the sale.
The brokerage’s Matt Davis, Melanie Haynes and Shannon Whitfield are handling the property together with NH Conservation Real Estate’s Tom Howard.
“This is truly a one-of-a-kind property boasting the potential for a new owner to take advantage of various value-add opportunities,” Davis said in a statement. “[These include] two approved multi-lot subdivisions, further subdivision of the property into large recreational-residential lots; developing the permitted large-capacity groundwater well for bottling natural spring water, forest management for timber production or carbon sequestration and maple syrup production; and placing conservation easements on ecologically sensitive areas of the property.”
The offering is reportedly the largest in the state in at least a decade.
Located at 1786 Indian Stream Rd., the Perry Stream Land & Timber property is currently used for recreation, including off-highway recreational vehicle activity that is opened seasonally, snowmobiling and hunting and fishing, Cushman & Wakefield said. The property also features a commercial artesian well producing 250 gallons per minute with a permitted capacity of 360,000 gallons per day from a natural spring fed by an aquifer.
