First Phase of Big Dover Development Branded

Executives with Boston developer Cathartes, who are in the process of building a large mixed-use waterfront project next to downtown Dover, finally have a name for the project. 

Its first phase – a pair of curving retail-and-apartment buildings looking out over the Cocheco River backed by a row of townhomes – will be known as “The Truette,” the company announced recently. 

“This site is our future,” Deputy City Manager Christopher Parker said in a statement released by city officials. “This site shows how this community continues to evolve and grow.” 

The Truette phase of the development will include 197 apartments, 23 townhouses, co-working space, and over 10,000 square feet of commercial space. At full build-out, Cathartes’ development will have over 400 homes, including condominiums as well as apartments. 

The city’s announcement also included the news that the project already ahs a retail tenant.  

Chef Evan Hennessey, the entrepreneur behind the restaurant Stages, will open a new eatery called “Topolino,” meaning “little mouse” in Italian, at the development. Unlike Stages, the new venture as “casual Mediterranean, very community-based,” Hennessey said in a statement 

Foster’s Daily Democrat has reported the rents for the new buildings, while not yet finalized, will be similar to the city’s new Orpheum building, also owned by Cathartes. 

Those are $2,365 for a studio, $2,548 for a one-bedroom unit, $3,312 for a two-bedroom unit and $4,350 for a three-bedroom unit, the paper reported.
