Newton Warehouse Sold for $9.25M

A Newton industrial property has sold for $9.25 million.

The Seyon Group, a Boston-based real estate investment firm, and Boston-based investment management firm Berkeley Partners, announced their acquisition of 1 Puzzle Lane as part of a joint venture.

The class A warehouse is located off Route 108, a short drive from Interstate 495 and between 40 minutes and an hour away from Manchester, Worcester, Massachusetts and downtown Boston.

The 102,498-square-foot building was built in 1988 and is currently vacant. It possesses 30-foot ceiling heights, eight tailboard loading docks, one drive-in door and 40 parking spaces.

“We are thrilled to acquire 1 Puzzle Lane and add another high-quality industrial asset to our growing portfolio,” Seyon Vice President Michael Baldwin said in a statement. “Boston’s northern submarkets continue to strengthen, and with extremely limited availability in the 100,000-square-foot range, we are excited to offer the market the opportunity to lease this highly functional building.”

Charlie Luce and John Meador, of Casco Real Estate Partners represented the buyers in the transaction. Michael Ciummei and Joe Fabiano of JLL will lead the leasing campaign on behalf of the new ownership.
