May Single-Family Home Prices Set New Record


The median sale price for both single-family homes set a new record in May on a year-over-year basis, according to a new report from The Warren Group, publisher of The Registry Review.

In May, there were 1,511 single-family home sales recorded in New Hampshire, a 4 percent decline from May 2018 when there were 1,577 transactions. Meanwhile, the median single-family sale price rose 5 percent on a year-over-year basis to $284,333. The previous record for May was set in 2018, at $270,000. Year-to-date, there have been 5,240 single-family home sales – a 7 percent decline from the first five months of 2018 – with a median sale price of $270,000 – a 6 percent increase on the same basis.

Concurrently, there were 1,300 purchase mortgages for single-family homes in May, marking a no change on a year-over-year basis. May purchase mortgages totaled $370.08 million – an 8.68 percent jump from a year earlier. Year-to-date, single-family homes have accounted for 5,138 purchase mortgages across New Hampshire totaling $1.4 billion.

There were 604 condominiums sales in May, compared to 580 sales in May 2018 – a 4 percent increase. Meanwhile, the median sale price declined 0.3 percent to $206,000. Year-to-date, there have been 1,932 condo sales with a median sale price of $200,000.

Condos accounted for 389 purchase mortgages last month, totaling $39.38 million. Year-to-date, condos have accounted for 1,391 purchase mortgages totaling $267.1 million.
