An affiliate of Boston-based real estate investor Marcus Partners picked up a large, new Salem industrial asset for $32 million.
No mortgage was recorded along with the Rockingham County deed for 6 Industrial Way filed June 17.
New Jersey investor and Philips Exeter Academy alum Paul V. Profeta developed the 155,000-warehouse/distribution ceneter property at 6 Industrial Way in 2022. The site sits less than a mile from Interstate 93 and a short drive from the Massachusetts border.
It has “best-in-class specifications,” Marcus Partners said: 40-foot clear height, 3,000 amps of electrical power, sprinklers, 28 loading docks and “excellent highway visibility.”
The property is only partially leased at present, to an unnamed defense contractor headquartered in Southern New Hampshire. Marcus Partners said it had engaged commercial brokerage CBRE to lease the remaining space.
“As we follow durable sector trends tied to supply chain and logistics network modernization, advanced manufacturing, and defense technology, 6 Industrial enhances our Greater Boston portfolio and increases our presence in the growing Southern New Hampshire economy,” Chris Legocki, managing director of investments at Marcus Partners, said in a statement. “The acquisition is one of only a few true class A availabilities in the broader competitive set that offers functional, subdivisible space with direct I-93 access.”
